We work with you to implement a Property Purchase Plan that includes a guaranteed daily regime of research and market analysis. We conduct due diligence to ensure that properties proposed for purchase are sound. We prepare an Assessed Properties Register to describe properties within your established boundaries. We inspect those properties with you if you are available, or on your behalf.
When you have identified your preferred property, we discuss the property’s appraisal figure and circumstances of sale to formulate your negotiation strategy. We handle negotiations on your behalf.
Once your property is ‘under contract’, we implement a Settlement Schedule which documents critical dates for actions to be executed on your behalf. These will include attending to building and pest inspections and implementing rectification works as required or negotiating a price reduction.
In the event of rectification work, a Maintenance Report is prepared and implemented, including a pre-settlement inspection to ensure all is in order prior to completion of the transaction.
For proposed rental properties, we arrange a rental appraisal during the conditional phase of the contract.
